If your property is not your primary residence and is not homesteaded, the amount of real estate taxes you are obligated to pay depends on the assessed value estimated by the Property Appraiser.
To reduce the assessed value, provided it does not reflect the fair market value of your property you have to file a petition with the Value Adjustment Board (VAB) - the independent appeals board that has initial jurisdiction over challenges to any property valuations, denials of exemptions, denials of classifications, and other similar matters. The VAB is composed of three members of the Broward County Commission and two members of the School Board. The VAB appoints Special Magistrates - who are qualified, professionally designated real estate appraisers and/or attorneys to conduct the hearings.
We will prepare all the necessary evidence, including photos, aerials and valuation analysis, file the petition and attend a hearing.
After we receice your Authorization Letter and Signed Fee Agreement, we will contact you to discuss your property.
